The Caravan Act
We can utilise the Caravan Act to obtain permission to build depending on the design and best achievable outcome. There are three tests that a mobile home must pass to comply with the Act;

Our annexes can be built to achieve these criteria, meaning that permission to build your annexe will be achieved one way or another. Your LPA will issue a Certificate of Lawfulness (COL) should there be no objections.
FAQ for our oak annexes

In most cases, yes. Unlike a garden office or summerhouse, an annexe is designed for "ancillary accommodation" (sleeping and independent living). This typically requires full planning permission. If designed under the caravan act then it will require a certificate of lawfulness and not full planning permission.

Absolutely. Our annexes are built to the same exacting standards as a modern luxury home. We use high-performance insulation in the floors, walls, and roof, alongside high-specification double glazing.
Because we build to full Building Regulations, your annexe will be thermally efficient—cool in the summer and easy to keep warm in the winter—making it a permanent, comfortable residence for family members or guests.

Typically, an annexe is "tethered" to the main house. This means we run sub-mains for electricity and water from your primary residence down to the annexe site.
For waste, we can often gravity-feed into your existing sewage system. If the topography of your garden makes this difficult, we can install a discreet, modern pumping station. We manage the groundworks and utility connections to ensure everything is fully functional upon completion

Quality craftsmanship takes time, but our off-site preparation makes the on-site phase surprisingly fast. A typical timeline looks like this:
Design & Planning: 8–12 weeks (depending on local council lead times).
Workshop Crafting: While the groundworks are being prepared, your frame is built in our workshop.
On-Site Assembly: The oak frame usually goes up in days. The full "turnkey" completion (including fit-out) generally takes between 8 to 12 weeks on-site, depending on the scale of the project.

Yes—completely. Unlike companies that offer pre-set "kits," every James Alexander building is a bespoke creation.
We start with a blank piece of paper. Whether you need an open-plan kitchen-living area, a specific number of bedrooms, or a wet room designed for accessibility, we tailor the floor plan to your lifestyle and the specific dimensions of your garden. If you can dream it, we can frame it.

Because our buildings are bespoke, costs vary based on size, complexity, and finish levels. A "Turnkey" solution (where we handle everything from the foundations to the final light switch) reflects the premium materials and skilled labour required for a lifetime structure.
While an oak annexe is a significant investment, it also adds substantial value to your property and provides a more cost-effective (and beautiful) alternative to traditional home extensions or care home costs. If you decide to go down the caravan act route, then the VAT is only 5%.

One of the greatest benefits of a green oak frame is its longevity and low maintenance. * Weathering: Over time, the oak will naturally weather to a stunning silver-grey, blending beautifully into a garden setting.
Movement: As the oak seasons, you may see "shakes" (small cracks) appear. This is a natural characteristic of the timber and does not affect the structural integrity; in fact, it adds to the unique character of the building.
