  • The cost of a single storey oak garage will depend on the size, layout, roof design, doors, finishes, and the amount of groundwork required. Because each project is bespoke, there is rarely a single fixed price. A tailored quotation is usually the best way to ensure the design, specification, and budget are all suited to your property.

  • In many cases, a single storey oak garage can be built under permitted development, provided it meets the relevant limits. For example, outbuildings and garages must be single storey, must not sit forward of the principal elevation, and are subject to height limits and site coverage rules. Properties in conservation areas, National Parks, or with listed status may have additional restrictions, so it is always worth checking before work begins.

  • Sometimes, yes. Planning Portal guidance says detached garages under 15m² normally do not need building regulations approval if there is no sleeping accommodation, and garages between 15m² and 30m² are often exempt if they contain no sleeping accommodation and are either at least 1 metre from a boundary or built substantially of non-combustible materials. Attached garages, or larger detached garages, will usually need approval.

Planning Portal notes that all buildings should have adequate foundations to transfer the load safely to the ground, and the exact solution will depend on soil conditions, nearby trees, drains, and the design of the structure. Because oak frames are substantial buildings, foundations should always be designed to suit the site properly.

  • Oak is naturally durable, but like any high-quality building material it benefits from sensible aftercare. It is normal for oak to develop small surface cracks and dark marks as it matures, and many suppliers recommend applying a protective oil or stain as needed to help manage weathering and movement. With basic upkeep, an oak-framed garage can remain strong, attractive, and full of character for generations.
